Pre-Market Tips

The following is a short list of tips that you may want to consider before putting your home on the market.  While there may be some upfront costs, the payback may come as a buyer chooses your home over the neighborhood competition.  Be competitive – give buyers every reason to choose your home over the others.

A proactive home inspection is a must have in today’s competitive market.  An inspector will be able to give you a good indication of the trouble areas that will stand out to potential buyers, and you’ll be able to make repairs before your home opens to the public.  Showing care and concern in a proactive manner ranks high with prospective buyers.

2. De-personalize, De-clutter, Organize and Clean. I know this is difficult, but removing all personal photos and personal items allows your buyers to imagine themselves living in the space.  Create space in living areas, closets and garage by removing all the extra ’stuff’.  Even consider renting a storage unit to hold extra boxes of ’stuff’ you remove from the house.  Clean, clean, clean – not just vacuum and dust – but Q-tip clean!  Resolve any odor issues, clean floors, bathrooms and kitchen.  Make the place sparkle!

3. Get replacement estimates. Did the inspector uncover expensive items to fix?  If so, repair if it makes financial sense.  If not, get estimates from a qualified service provider and make available to prospective buyers.  The estimates will help buyers determine if they can afford the home, and will be handy when negotiations begin.

4. Gather warranties. Warranties, guarantees, and user manuals for the furnace, washer and dryer, dishwasher, and warranties for any contractor work performed for repairs to the home.  Provide in an organized folder for prospective buyers.

5. Add curb appeal. First impressions – the first 15 seconds – is absolute key!  Make the most of your home’s appeal when prospective buyers drive into the driveway.  As you approach the front door, what is your impression of the property? Do the lawn and bushes look neatly manicured? Is the address clearly visible? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks and impediments?
